LCF Community Announcements

Dear Lake Conroe Forest Homeowners,

As you all know LCF has a new management company, DTA. One of the most important reasons we
decided on DTA was their extensive management program.

Unfortunately, LCF has had a difficult time collecting unpaid dues. If the LCF OA cannot collect enough
money to maintain, repair, and replace items in the common areas, the infrastructure will eventually
deteriorate. Since owner dues are so incredibly vital to LCF OA, we are afforded significant legal
remedies if owners fail to make payments.

The association has an obligation to maintain LCF, and part of that obligation includes ensuring the funds
are available to pay for maintenance work. Due to rising costs and inflation our insurance premiums,
utilities, lawn maintenance and repair expenses have increased greatly, but our dues have remained at
$125. There are many improvements we would like to make to the parks and lakes, but because our
budget is so tight we have been unable to do so. As such, we have decided to take proactive steps to
collect late dues.

This letter is to educate you of the ramifications when you are turned over to the collection program. A
$300.00 fee with automatically be added to your account, along with certified letter cost, and other
charges. The program will utilize credit bureau reporting and other legal avenues to successfully collect
unpaid dues. So, your outstanding dues can quickly escalate to a far greater amount.

In closing, please, if you have outstanding dues get them paid to avoid collection fees and legal
